During the budget discussion in the Rajasthan Legislative Assembly, the Urban Development and Housing (UDH) Department announced several major initiatives aimed at transforming the state's urban landscape. Minister Jhabar Singh Kharra presented a comprehensive plan for new residential schemes and administrative reforms designed to provide affordable housing and ensure organized urban growth. The government's focus remains on addressing the needs of the middle class while modernizing urban infrastructure across various districts. According to official statements, these measures are intended to streamline land allotment and curb illegal practices in the real estate sector.
Expansion of Residential Projects in Key Districts
Minister Jhabar Singh Kharra informed the House that the state government will launch new residential schemes in Jaipur (specifically Pratap Nagar), Udaipur, Hanumangarh, Nagaur, Bundi, and Kishangarh. These projects will be executed by the Rajasthan Housing Board and respective urban development authorities. The primary objective is to manage the increasing population pressure in these cities by developing well-planned colonies equipped with essential amenities such as roads, electricity, water supply, and green spaces. Officials stated that the land acquisition and technical survey processes are being expedited to ensure the timely launch of these schemes for the public.
Implementation of Rajasthan Township Policy 2024
To prevent unregulated urban sprawl, the 'Rajasthan Township Policy 2024' has been finalized. This policy introduces uniform development regulations across the state, replacing fragmented rules that previously led to administrative delays. A significant shift in the policy is the emphasis on 'Vertical Development,' encouraging the construction of high-rise buildings to optimize limited land resources. On top of that, the government is moving forward with Transit-Oriented Development (TOD) corridors. This strategy promotes high-density residential and commercial construction near public transport hubs, aiming to reduce commute times and enhance urban mobility.
Digital Reforms and Prevention of Land Fraud
In a move to eliminate corruption and fraud related to land titles (pattas), the UDH Department is digitizing the records of all cooperative housing societies. By moving these records to an online platform, the government aims to prevent the illegal practice of issuing back-dated leases. The Minister also announced the introduction of 'e-hearings,' allowing citizens to resolve their grievances online without visiting government offices. This digital transition is expected to increase transparency and protect the financial interests of home buyers by providing a verifiable digital trail for all property-related transactions.
Investment Progress Under Rising Rajasthan Initiative
The department shared updates on the economic impact of the 'Rising Rajasthan' investment summit. 11 lakh crore have been signed for various urban development projects. Notably, work has already commenced on 405 projects, marking the 'ground-breaking' phase of these investments. Approximately ₹37,000 crore has already been invested on the ground. These investments are directed toward improving urban infrastructure and are expected to generate significant employment opportunities while boosting the state's overall economic growth through structured urban expansion.
