Adani Airport Holdings Limited (AAHL) has unveiled a transformative vision for the Indian aviation and urban landscape, while its wholly-owned subsidiary, Adani Airport City Limited (AACL), announced on Thursday a massive plan to develop state-of-the-art 'Airport Cities' across six major airports in India. This ambitious project involves an initial investment of over 20000 crore rupees in the first phase, covering a vast expanse of 655 acres of land. The initiative aims to redefine the role of airports, moving beyond mere transit points to becoming vibrant hubs of commerce, tourism, and urban living.
Strategic Investment and Geographic Focus
The development will take place around the airports in Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur, and Guwahati. According to the company's roadmap, the first phase will see the creation of approximately 22 million square feet of mixed-use infrastructure. A significant portion of the total investment, nearly 70 percent, is earmarked for the Mumbai and Navi Mumbai regions. In these two strategic locations, the development will span across 440 acres, reflecting the high commercial potential and demand in India's financial capital and its upcoming satellite city.
Integrated Hubs for Business and Leisure
AACL has stated that these Airport City projects will serve as integrated hubs where hotels, shopping malls, entertainment zones, convention centers, and commercial offices are available in a single location. These facilities will be seamlessly connected to the airports, metro systems, and the broader city transport networks. This integration is designed to provide unparalleled convenience to travelers, business professionals, and local residents alike, fostering a new kind of urban ecosystem.
Inspired by Global Excellence
The project draws inspiration from some of the world's most successful airport districts, such as Singapore's Changi, Dubai International, Amsterdam's Schiphol, and Seoul's Incheon, while the objective is to transform airports into primary centers for trade, tourism, investment, and urban development. Jeet Adani, Director of AAHL, emphasized this vision, stating, "The world's successful airports today have become major centers of trade, tourism, and urban development. The aviation sector in India is growing rapidly, and airports can no longer be limited to just air travel.
A Pedestrian-Friendly Urban Experience
These Airport Cities are being designed with a focus on walkability. The layout will allow people to easily move between hotels, offices, retail stores, restaurants, and entertainment centers within the same complex. This design philosophy ensures that all necessary amenities are accessible within a short distance, catering to the needs of international business travelers and local visitors who seek a high-quality urban environment.
Luxury Hospitality and Strategic Partnerships
As part of this grand plan, AAHL has entered into an agreement with IHG Hotels & Resorts to develop five luxury and premium hotels. This partnership will also mark the debut of the Kimpton hotel brand in India. Also, the company is in discussions with several other Indian and international firms in the food and beverage, retail, and entertainment sectors to enhance the offerings at these sites, while jeet Adani noted that the designing of these projects is being carried out with the help of leading global design and engineering firms, incorporating the latest trends in modern workplaces, hospitality, and retail.

Environmental conservation is a core pillar of the AACL projects. All Airport City developments have already received LEED Gold Pre-certification from the US Green Building Council. This certification underscores the commitment to energy efficiency, environmental protection, and the creation of sustainable public spaces, while to execute this vision, AACL is collaborating with world-renowned partners, including Kohn Pedersen Fox (KPF), Benoy, Znera Space, Larsen & Toubro, Tata Projects, PSP Projects, CBRE, JLL, and Cushman & Wakefield. Currently, AAHL is India's largest private airport operating company, managing airports in Mumbai, Ahmedabad, Lucknow, Mangaluru, Jaipur, Guwahati, and Thiruvananthapuram, while also developing the Navi Mumbai International Airport.
